Can you hold a place before I apply?
We typically rent on a first-come, first-served basis once a completed rental application and required fees are submitted. To protect your interest, we recommend applying as soon as possible; without a completed application and fees we generally cannot hold a unit. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Most move-ins require the first month’s rent and a security deposit; some properties also require last month’s rent. We provide a clear breakdown of all required move-in funds so there are no surprises. -
How old do you have to be to apply?
Applicants must be legally able to sign a lease, which is generally 18 years or older. If you have questions about exceptions, contact our leasing team and we’ll explain options and required documentation. -
Is the deposit refundable?
Security deposits are generally refundable following move-out, provided there is no damage beyond normal wear and tear and all lease obligations are met. Deductions may be taken for unpaid rent, repairs caused by negligence, or required cleaning; we provide itemized accounting consistent with applicable law. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantee; we explain those requirements up front so applicants know what is needed to qualify. -
You have a property I want to rent. How do I apply?
Applications are usually submitted online through our tenant portal or in person at the leasing office. A complete application, application fee, valid ID, and proof of income or employment are typically required. We aim for a transparent screening process and can guide you through each step. -
How do I pay rent?
Payment options vary by property but typically include secure online payments through the tenant portal, automatic bank transfer, or check/money order. We encourage online payments for speed, clear records, and reliable processing. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet home. Some properties allow pets with a pet deposit, monthly pet rent, or breed/size restrictions. We evaluate pet requests fairly and will outline any additional fees or requirements. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on a lease are responsible for the full lease term until an approved release or replacement is completed. The roommate who wishes to stay must qualify on their own or help find an approved replacement tenant. Contact management early so we can walk you through the tenant release or replacement process. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required notice period and submit written notice of intent to vacate by the deadline. We’ll provide move-out instructions, a checklist for cleaning and repairs, and information on the final inspection and security deposit return process. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and coordinate repairs to protect the property and keep residents comfortable. Tenants are generally responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the tenant portal so we can address issues quickly and practice preventive care.
